Developers converted most existing apartment buildings to condos in
the 1960s and 1970s during the state's rapid growth. Those who
built new
projects opted to sell them as condos
rather than hold them or sell them to a single
investor.
Why? The high cost of the land is often cited, though only part of the picture. The speculative mentality of both developers and investors weighs heavily.
With few apartment buildings in stock and few quality projects ever available, the sensible alternative is to build a multifamily portfolio consisting of condominium units.
